When you list your home with Swan Realtor Group Brokerage you will receive a Customized Market Analysis to determine your Property’s Value.  Many real estate brokerages/agents offer “automated, instant, computer generated valuations.”  Our experience has shown that the automated market analysis is generally no more accurate than Zillow’s “Zestimates” which have been known to swing + / –  5-20% off value.

We use technology to assist us in gathering data, but before we give a pricing recommendation we review and analyze the data to account for and remove anomalies that skew the data.  A 5 to 20% variance in the wrong direction on a $350,000 property is a spread of $17,500 to $70,000 dollars of your equity.  So before you hire anyone to list your home make sure they have a thorough understanding of, and can explain and support the numbers in the market analysis provided.

Communication is critical to the success of every real estate transaction. We pledge to provide regular status updates regarding your transaction and to educate and keep you informed regarding changing markets and related obligations associated with Colorado real estate contracts and disclosures.
